Rum River Preserve of St. Francis - Commercial Development
Rum River Preserve of St. Francis is a mixed use development concept that includes both commercial and multi-family housing. The concept proposed two multi-family buildings in the rear of the property as well as two commercial properties along Bridge Street. The first phase of this project will include the Commcerial building on the southeast corner of the lot. All additional portions of the project will need approval by Council when the project is ready to move forward.
FAQ:
1. Why did the city only approve a portion of the project?
That is all the developer is requesting at this time. They are looking to open the first multi-tenant commercial building and will be in communication with the city when they are ready to move forward with the next steps.
2. The house was demolished and nothing is happening.
There are several concerns with leaving a vacant building in place. The development team cleared the building and is waiting until spring of 2025 to begin the next steps of clearing the lot and construction. Minnesota winters are expensive to build in so by waiting the project saves cost and has less interruptions.
3. Are the apartments Section 8?
The apartment portion of this project is not moving forward at this time and we will learn more when it comes back to the city for development.
4. Traffic is going to be a mess with them having a drive through on Bridge street!
Bridge Street is a County road and they have reviewed the development as well as the city. Both traffic and access to the development are considered in any development that is proposed. Turn lanes and traffic control on the development site will be put in place to minimize issues.
